The Cape Side community was first developed and built by Whitney Blair Inc., which oversaw the design, construction, and energy-efficiency standards for its custom homes.

A quiet neighborhood off Old Georgetown Road with golf on both sides and the Sunset Beach bridge a few minutes south. Two very different build eras carry the same name here — and knowing which one you're looking at changes everything about the offer you write.

Cape Side appeals to buyers who want the coast close, but don't necessarily want to live in the middle of the coastal rush. You can be over the Sunset Beach bridge in minutes, spend the morning on the sand or the golf course, and still come home to a neighborhood where the streets are quiet and the trees have had time to grow in. It feels tucked away without actually being far away.

One name, two builders, three very different kinds of house

This is the part the portals get wrong. Cape Side is not a single subdivision built all at once. The original section went up as custom, green-certified Cape Cods on generous lots. Years later D.R. Horton came in and built production floor plans on the newer streets. Same POA umbrella, completely different houses, completely different inspection conversations. Pick the section that fits and I'll send you live listings.

Buyers find Cape Side by accident. It doesn't front a highway, there's no golf clubhouse carrying the name, and the entrance is easy to drive past. What it has instead is position: Sea Trail's courses on one side, The Pearl on the other, and a straight run down to the Sunset Beach bridge.

Cape Side isn't a one-size-fits-all neighborhood, and that's part of its charm. One buyer falls for the character and mature landscaping of the original Cape Cods. Another prefers the open plans and newer systems in the Horton section. A third waits months for the right home on Breakers Trace because the extra land matters more than anything else. Which part of Cape Side is right depends on how you want to live once the moving truck leaves.

What follows is how I'd sort the inventory if you were sitting across from me at my Calabash office. Each section has its own live search attached.

The original Cape Cods

Sea Bourne Way · custom-built

The first homes here were built one at a time by area custom builders working to a shared green-building standard — crawl space foundations, Energy Star certification, sealed ducts and higher-spec windows at a time when almost nobody in this county was bothering.

Architecturally these read as true Cape Cod: shed dormers, deep front porches, shake and lap siding, mature shade trees that a new section can't fake. Expect roughly 1,700 to 2,300 square feet, three and four bedrooms, on lots near a quarter acre. Screened porches, sunrooms and fenced rear yards are common because owners added them over time.

This is the part of Cape Side that feels the most established. The landscaping has grown up around the homes, porches have been screened in, owners have added gardens and fences, and the houses no longer read as variations on the same plan. If your idea of coastal living is less “new subdivision” and more “home with some character already baked in,” Sea Bourne Way is usually where I start.

The D.R. Horton phases

Cape Side Wynd & Dunes Ridge Place

Horton came in later and built their popular production plans on the newer streets.

Plans you'll see named in the listings include the Kyle (two-story, around 1,867 sq ft), the Cumberland (single level, 11-foot ceilings, stacked stone and shake elevation), the Trivecta (single level, split bedrooms, covered rear porch) and the Forrester (two-story, around 2,578 sq ft, two-story foyer and an island close to ten feet long). Homes came through with the smart-home package, granite or quartz, stainless and wide-plank flooring as standard.

For relocating buyers, these homes often make the transition easy. Open kitchens, first-floor guest space in some plans, covered rear porches and newer mechanical systems can mean less immediate work after closing. That matters when the goal is to spend your first summer learning Sunset Beach, not spending every weekend renovating the house.

Largest homesites

The cul-de-sac at the back of the community, and the section I watch most closely. Lots here run considerably deeper than the rest of Cape Side — some past half an acre — which means room for a detached garage, a pool, or simply a real buffer behind the house. It is also where the highest sale prices in the neighborhood have come from.

Because it built out last, you'll find a mix: larger Horton plans on some lots and homes finished to a higher spec on others. If you want the biggest house and the most land Cape Side can offer, this is the street to set an alert on. Inventory is thin and it moves.

This is where Cape Side stops feeling like a subdivision and starts feeling like your own corner of the coast. The deeper lots create room to breathe — space for a pool, a workshop, visiting family, a dog that needs a real backyard, or simply enough woods behind you that the rear porch feels private. Buyers who value land understand this street immediately.

What you actually get to use

The amenity here is the location

Cape Side does not have a clubhouse, a resort pool or a fitness center. What it has is low dues, quiet streets, real lot sizes, and golf and sand within a few minutes. For a certain buyer that trade is the whole point. For another buyer it is a dealbreaker, and I would rather you find that out on this page than on the drive home.

The honest sales pitch for Cape Side is what surrounds it. Sea Trail's three courses and The Pearl's two sit essentially on either shoulder of the neighborhood, and there are well over a dozen more within a fifteen-minute radius. Membership and play are handled separately at each club — owning here gets you proximity.

That distinction trips up buyers who read a portal blurb listing golf under "community amenities." It isn't. It's a neighbor.

The island is the other half of the equation. Sunset Beach has no high-rises, no boardwalk and no commercial strip on the sand — just a wide, flat beach, the pier, and Bird Island Reserve at the west end with the Kindred Spirit mailbox out past the last house.

From Cape Side you're at the bridge in a few minutes. Parking on the island in July is the real constraint, not the drive, and I'll walk you through how residents actually handle that.

The other place Cape Side owners end up is Calabash, fifteen minutes up Beach Drive. The restaurants there sit right on the Calabash River, and the boats that supply them tie up out back — which is the whole reason the town has been known for its seafood since the 1940s. It is the standing answer to what's for dinner on a Friday, and the place people take visiting family the first night they're in town.

The same docks are the easy way onto the water. Charters, half-day fishing trips and private slips all run from there, with a short ride out to the Intracoastal and the inlet beyond it. Add the shops along the waterfront for a Saturday morning, and a neighborhood with no marina and no restaurant of its own turns out to be minutes from both.

Low annual dues

Among the lowest of any established neighborhood in this corridor, because there is no pool or clubhouse to fund. Confirm the current figure with me before you budget.

No through traffic

One entrance off Old Georgetown Road SW. Nobody drives through Cape Side on the way to somewhere else.

Real lot sizes

Roughly a quarter acre through the original section and up past half an acre on parts of Breakers Trace — unusual at this price point near the coast.

Energy Star construction

The original section was built to a green certification standard, with sealed ducts and higher-spec glazing.

Crawl space foundations

Original-section homes are elevated over crawl spaces rather than on slab. Ask me what to look for in the encapsulation and the dehumidifier before you go under contract.

Favorable flood positioning

The community sits well back from the waterway. Flood zone determination is parcel by parcel — I pull the current FEMA map on the specific address, every time.

Golf on both shoulders

Sea Trail and The Pearl are adjacent, with a dozen-plus more inside fifteen minutes. Access is arranged with the clubs directly.

Municipal water and sewer

Public water and sewer, plus cable and fiber-capable service — not something every semi-rural Brunswick County address can say.

Some buyers want an amenity calendar waiting for them when they arrive. Others want the freedom to build their own coastal routine. Cape Side is much more the second kind of place: beach when you feel like it, golf when you feel like it, dinner in Calabash, then back home without paying every month for amenities you may rarely use.

Why the quiet is the product

I show a lot of coastal communities in this county, and the ones that hold value in a soft market are rarely the ones with the biggest amenity package. They're the ones people don't want to leave. Cape Side is small enough that residents know each other's cars, close enough to the beach to use it on a Tuesday, and far enough off the highway that you sleep with the windows open.

The quiet here isn't dramatic, which is exactly why buyers notice it. It's the dog walk after dinner, a garage door opening instead of traffic passing, the screened porch on a warm spring evening, and being able to decide at 3:30 that you want the last couple of hours on Sunset Beach. Cape Side is close enough to use the coast casually — not just on the days you planned for it.

The question everyone asks second

What the dues cover — and what they don't

Cape Side's dues are low because the association is responsible for less. That is a feature if you understand it going in and a surprise if you don't. Here's the split.

  • Rental and minimum lease-term restrictions
  • Architectural review process for additions
  • Fencing, shed and pool approval standards
  • Reserve balance and any planned special assessment

What the national sites get wrong about Cape Side

"Cape Side Apartments, Sunset Beach"

There is no apartment complex called Cape Side in Sunset Beach. Cape Side is a single-family neighborhood of owner-occupied homes. At least one national rental directory lists it as an apartment community with a leasing office, which does not exist.

"Cape Side is sold out"

D.R. Horton finished building and closed its sales office — that's what "sold out" means on a builder directory. The resale market here is active, and resale is usually where the value is anyway: mature landscaping, a settled association, and the screened porch already built and paid for.

"Cape Side is part of Sea Trail Plantation"

It isn't. Cape Side is its own community with its own association and its own covenants. Sea Trail's courses are adjacent, and some portal listings blur the two because the addresses are close together. Sea Trail amenity access does not come with a Cape Side home.

"Capeside" results near Wilmington

There is a separate Capeside neighborhood in the Wilmington area, including an age-restricted community. Search engines mix them constantly. If a listing you found mentions 55+ or a Carolina Beach drive time, it is not this Cape Side.

One set of specs for the whole neighborhood

Portals average the custom section and the Horton section together and produce a price-per-square-foot number that describes no actual house in Cape Side. The two sections were built twenty years and one builder apart. Comp them separately or you will misprice your offer.

"No HOA" or "HOA unknown"

There is a property owners association and there are recorded covenants. The dues are low, which is why data feeds sometimes drop the field entirely. Low is not the same as none.

Getting around

Off Old Georgetown Road, and closer to everything than it feels

Cape Side sits between Sunset Beach and Ocean Isle Beach on the inland side of Old Georgetown Road SW. From Little River, take 179 North; from Shallotte, come down 17 and around the traffic circle onto Old Georgetown Road. Either way the turn is Cape Side Wynd.

The thing that surprises northeastern buyers is how much of this corridor is still trees. Cape Side is minutes from two beaches and a Publix, and it still backs to woods. That combination is getting harder to find in Brunswick County every year the permits keep running the way they have.

The practical note: Old Georgetown Road is the local's route between Sunset Beach and Ocean Isle, which means you can avoid the US 17 backup on a summer Saturday almost entirely.

The real advantage of this location isn't any single drive time; it's how many different days you can build from the same address. Beach morning. Golf afternoon. Groceries in Shallotte. Seafood in Calabash. Sunset at the island. And when the day is over you turn off Old Georgetown Road and the pace drops almost immediately.

Questions I get about Cape Side

Who is Cape Side a good fit for?

Cape Side tends to make sense for buyers who value beach proximity, a quieter residential setting, low association costs and more home or lot for the money over a large amenity package. It works especially well for relocators, second-home buyers and full-time residents who want Sunset Beach nearby but don't need the neighborhood itself to provide the entertainment. If you want a social calendar organized for you, I'd point you somewhere else in this corridor — and I'd tell you that before you flew down to look.

Is Cape Side a 55+ community?

No. Cape Side in Sunset Beach is all-ages. The confusion comes from a separate Capeside neighborhood near Wilmington that does include an age-restricted section — search engines merge the two constantly. If age-restricted living is what you actually want, I can point you to the communities in this corridor that genuinely are.

Who built the homes in Cape Side?

Both answers are right, depending on the street. The original section was built by area custom builders under a shared green-building standard, with Energy Star certification and crawl space foundations. The newer streets are D.R. Horton production homes — the Kyle, Cumberland, Trivecta and Forrester plans among others. Two different houses, two different inspection priorities, two different comp sets.

Does Cape Side have a pool or clubhouse?

No, and that's deliberate. The dues are low precisely because there's no amenity package to fund. If a community pool is on your must-have list, tell me early and I'll redirect you — there are several neighborhoods five minutes from here that have one.

Can I buy new construction in Cape Side?

D.R. Horton has finished building and closed the on-site sales office, so the practical answer today is no — everything trading here is resale. If new construction is what you're after, I sold new homes directly for the builders for years and I'll show you what's actively selling in this corridor right now.

Can I rent my home out?

Rental rules and minimum lease terms are set by the recorded covenants and can differ between the original plat and the later phases. Never assume, and never rely on what a listing agent tells you verbally. I get the current covenants and any rental amendments in front of you before you go under contract.

How far is Cape Side from the beach?

The Sunset Beach bridge is roughly three miles, so you're on the island in a few minutes. Ocean Isle Beach is about fifteen. The honest constraint in summer is island parking, not the drive — ask me how residents actually handle it.

How's the resale market here?
